Difficult Site, Rewarding Outcome.

The transition of moving from the Auckland District Council Rules to the Proposed Auckland Unitary Plan has proved to be difficult and frustrating for many clients and designers alike. When Design Partners were approached to design this two lot subdivision and design the release of the PAUP was looming just around the corner. With quick thinking and fingers from the design team and in working with the close at hand planners, we were successfully able to navigate the tricky transition to the PAUP while also maintaining design integrity.


Once the PAUP transition period was traversed and the two lot subdivision locked in place the next challenge could be resolved - namely, the site! The Mt Eden area is common in presenting many issues when it comes to site topography. Solving the problem of site access and floor design on a site with an average gradient of 1:5 across a 40m long site was the starting block. Once this obstacle was overcome the design could progress. The client requested that the front unit, designed as their own home, would maintain views of the Mt Eden District, while maintaining market appeal for sale on the lower house.

 

The brief included providing multiple, flexible breakout spaces, 4 bedrooms, three bathrooms, a double garage, and contemporary designs that express modern elements and forms. The design outcome represents a careful integration of simple forms, traditional materials and contemporary details, a very satisfied client, and challenges overcome!
